Wow...I think I'd like to down-size soon....we have 3 bedrooms, 1 bathroom and I have to share my sewing area with computers and hubby's stuff :) Yep, 'down-sizing' to 4 bedrooms, 2 bathrooms sounds good ;)

If you go into a 4 bedroom I don't think you will find a condo, most have 2 bedrooms and a max of 3. Maybe you should just keep what you have! Just an idea

just a suggestion,

why not downsize the stuff you have, move you and dh downstairs (if possible) and then let daughter sleep upstairs if she visits.

The housing market will be awful for another 2-3 years.

My experience with downsizing has not been positive at all. We moved from 3,000 sq. ft. to 1,350 and I miss the extra space. That's just me, I'm not saying it isn't good for others, but if I had it to do over again, no way.

My mother should have down-sized because she lived in a 3 story house and was unable to go up and down stairs due to bad knees. Since the main bathroom was upstairs she put in a lift on the stairs. It worked well until she was using a wheelchair more and more. It was not pretty at the end.

So if you believe you need a ranch style home now, I would recommend you go with your gut.

We will also downsize in time from a fairly large house. Remember that the larger it is, the more you have to heat/cool, upkeep, and CLEAN! Also, the trend is moving back toward manageable size houses.

Could you get a 3 br condo with a basement and finish it enough to use if necessary? You don't want to make it too inviting for kids to come back... Also, with keeping the house, you still have the yard duties and upkeep of the exterior...

I've never heard of a 4 bedroom condo. If you're going to go with a place that big, why move.
