Congratulation Lunagrandquilter on your purchase. We spend our winter in Yuma Arizona. It is about 5 degrees warmer than Phoenix and surrounding areas.

I was looking on Computer and Phoenix Metro is about 4.2 million people. That is including all the small areas included. To many people for me.

Yuma is really easy to get around. We have lots of stores and a Joanne and a quilt shop.

This will be our 7th winter in Yuma. Love it!

Hi Fay, didn't get to Yuma last winter, maybe this one. ( too busy looking at park models LOL)
Apache Junction isn't that busy in comparison to Phoenix, or Mesa, and I find it even quieter that Yuma. We do go further into the city at times-more quilt shops you know! Streets run right straight through so not confusing. (much easier than parts of Regina!!)
We are pretty well on the edge too, so quieter. Love it there, and always looking forward to it once it even starts getting cool here. Maybe see you this winter.

I was looking at places in the greater PHX area also for about 3 years. I was in Mesa (close to AJ), and in AJ itself. At first I was looking at manf houses in parks. I knew I'd want to keep a car down there but the parks don't seem to have garages and in the hot summer thought that would be an issue. Then my son suggested Sun City. There are 3 areas- SC, SCWest, and SCGrand. I'm in SC now. I bought a 1B, 1Bth (1,000 SQFT), w/1 car garage condo in a nice area. I did the math with the land rental for AJ trailors, the rec fee in SC, taxes for both and I feel I came out ahead with the condo. I liked the AJ area but I think it's better in SC. I will be heading down Sept 14 for my 2nd year in the condo and looking forward to the better winter down there again!! Like someone said before, the prices are going up so be careful to not drag your feet too much. When we closed on our condo last July the prices had gone up some at that time but are going up faster now. Best of luck to all of you looking!! Oh, if you look in SC there are 3 areas that were built over the years: 1st group built in 60s (I was warned that area places have a lot of problems), 2nd group built in 70s (mine was in '71) and group 3 which was late 70s/some early 80s. Get a good realtor also! There are also some nice homes in our area. My new neighbor owned a 3B home that became too much for her when her husband passed so is now in the 2B, 2Bth place next door to me.

My brother lives in Apache Junction. I love the area and the traffic in NO WAY COMPARES TO L.A.!!! Lovely area.

Loved all your responses and really appreciated your input. We had a very interesting time tooling around AJ and checking it out. We really liked the Ironwood Mobile Home Park so plan to pursue something for sale by owner there. We have friends and family in that park.

We did look at a mobile home for sale by owner in that park. I'm the savvy one in our family when it comes to mobiles so negotiations are my responsibility in that area. The mobile was, unfortunately, overpriced, and the owner was unwilling to budge, which simply means it's not our time to buy and something better is coming up for us just around the corner.

Cricket, since we're only considering AJ, I'm probably not the best person to ask for recommendations. On the AJ side of Phoenix is Mesa, Scottsdale, Chandler, Tempe, Gilbert. On the other side are places like Sun City and Surprise - that area is considered more affluent, but the AJ side has less crime.

We have family that have the same taste in dwellings as we do and they are keeping their eyes and ears open. For now, our new "to us" house is closing on Sept. 16th and we'll be putting our mobile here up for sale soon.
